The State Member for Lane Cove and NSW Planning Minister Anthony Roberts MP has introduced the Medium Density Housing Code (The Code).

The Code starts on 6th July and:

  • Makes it easier for developers to build multi dwelling housing (such as terraces and townhouses) in areas that have been zoned for low density homes;

  • Terrace housing is currently prohibited in the low density areas of Lane Cove;
  • Means a developer does not need to seek Council approval;

  • Means elected Councillors don’t get to act in your interests;

Anthony Roberts will turn your quiet residential street of houses into a busy thoroughfare of terraces and townhouses.

To: The Hon. Anthony Roberts MP, Member for Lane Cove, Minister for Planning

Dear Mr Roberts,

We, the undersigned, believe:

1) Terraces and townhouses should not be permitted in areas currently zoned for low density housing (free standing homes);

2) Residents should get a say about how their communities are developed;

3) It should be the responsibility of Local Councils, with input from the local community, to make the final decision about which areas are zoned for low and/or medium density housing.

We request the State Member for Lane Cove and NSW Planning Minister Anthony Roberts suspend the The Code immediately and give power back to residents.

    Firstly, the state government is evading its responsibility to provide quality of life to its citizens by undermining its own zoning laws.
    Secondly, this “top down” style of planning was introduced when Brad Hazzard was Planning Minister and it’s now being extended to allow medium density housing to be in the “complying development” category, further expanding state government’s power and removing decision making from local councils and citizens.


    Thirdly, as well as townhouses etc , the concept of multi dwelling housing includes buildings that can accommodate up to four households on one suburban block, and these buildings would be even larger than the huge new houses that we see going up everywhere.

    Fourthly, by allowing multi dwelling housing in low density zones without council approval, areas of low density will decrease over time and people wanting to live in a free standing house with a bit of greenery around it will be less able to.

    Managed development, not development mania. Do we really aspire to live like residents in Hong Kong and Tokyo? Preserve our quality of life.

    like the rest of Sydney development has overwhelmed infrastructure. It is time to call a halt and reassess the situation. Greater density equals greater congestion and inferior service provision, to the detriment of the community. Sustainability has been ignored.

    It is completely unacceptable to use this legislation as a means of rezoning by stealth without community input. Residents are stakeholders too and should be respected for the valuable contribution they can make in determining optimal living solutions. You should keep in mind that you serve the community by the good grace of your electorate.

    Our streets are much too narrow, and already plagued by rat-runners and long-distance commuters who park in our area for the Lane Cove bus terminus. High-rise developments in the area are already way over quota – why ruin our garden suburb and create further havoc, let alone further congestion in our small shopping centre. Developers are notoriously unwilling to consider any aesthetic, either in design or construction, disregard greenspace, nor do they ever deliver adequate immersion of new builds into existing housing styles and low density resident wants. Never, ever allow Developers any free hand without Council or Planning Body approval – we will end up like Lakemba and the rest of the west.

    We want to be consulted about development in our area, not have DAs pushed thru without prior advice to residents. We are being denied of our democratic rights.

    A Medium Density Housing Code that allows developers no need for assessment or an approval process to build townhouses is totally unacceptable in the Lane Cove area!!!
